OWNAWARE is a dynamic and innovative property focused company that facilitates the acquisition and sectionalisation of premium industrial and commercial properties. The key focus is to acquire a targeted property and unlock the underlying value for investors and in so doing, enable existing tenants or investors to acquire their occupied premises or a part of the whole.
OWNAWARE and its key partners have developed and streamlined the full process to facilitate the targeted property unlock. The key step in the process is sectionalisation of the property. In principle this means dividing the property into multiple sections. Each section will have its own title deed and is capable of sale on its own.
The individual property owners then come together as members of a body corporate. The Body Corporate has rules and trustees, who are elected by the members and is governed by the adopted rules. This is the same scenario that takes place the residential environment.
The key benefit for existing tenants is that they can now own their previously rented space. The acquisition can be made either in cash, through their own arranged bank finance or by qualifying for a unique inhouse rent-to-own model, like an instalment sale agreement.

Our question to tenants remains…’why rent when you can house your business in your own property’? The unlock process further enables smaller property investors to acquire a commercial property unit that already has an existing paying tenant in occupation. Existing tenants will continue with their current lease rental should they not opt to purchase their unit – please note, their current lease and any renewals will be honoured, and they will carry on as normal. This will also be the case if an outside investor purchases the unit.
Both existing tenants and purchasers will benefit from improved utilities (water and electricity), as well as potential security upgrades. A utility and security review of each property will form part of the OWNAWARE process.
