Choosing to buy commercial space over leasing provides businesses with long-term financial stability, equity building, and the flexibility to customise the space to suit specific needs. This ownership approach aligns with strategic investment, offering businesses both a functional workspace and an asset, all contributing to long-term success.

The Process

OWNAWARE, through its seasoned and astute management team will identify and acquire a viable property that is ripe for the unlock process. Factors to be considered in the acquisition include, amongst others:

Geographic location in secure growth nodes

Well-maintained complexes

Historically high tenant occupancy

Current rentals are on or below market value

Good access to commuter networks

Acquisition finance

Through a combination of internal funding, external bank funding and other select investor funds the target property will be acquired.

OWNAWARE is a one-stop platform and attends to the following:

Town planning

All necessary contracts

Sales and marketing

Property management

Sectionalisation

Managing agent appointment

Body corporate formation

Accounting and improved utility upgrades.

OWNAWARE will also assist with and facilitate resales and the letting of units.

The Opportunity

Tenants

Tenants can elect to continue renting their premises or elect to buy the premises. If you want to buy, you can make use of your own funding, bank funding or make use of our innovative instalment sale mechanism. This is designed in such a way that you will pay slightly more than your current rental and will own the unit once paid for in full. If you no longer wish to occupy the premises you can become the Landlord and rent out the property to a third party tenant.

External Investors

External investors can now purchase smaller commercial units. Investors can either manage the units themselves or alternatively contract with Ownaware to manage these units on their behalf. Instalment sale agreements are also available to qualifying external investors.

Select Investors

Select investors can choose to participate in the purchase of initial target acquisitions. A minimum investment of R2 500 000 is required for this option. Select investors will partner with Ownaware through the entire process of acquiring suitable investments through to selling the individual units.

Louis has been involved in the commercial property sector for more than 20 years. During this time Louis has developed, renovated, purchased and sold numerous commercial properties. Louis is responsible for the strategic direction as well as the day-to-day management of the company.

Co-Founder and Director

David is a CA (SA) with over 30 years business and property experience. He has led startups to listings and has developed and invested in all property classes. He holds numerous directorships and is CEO of Odyssey House, an investment holding company. He fulfils a strategic guidance and financial oversight role of OwnAware.

Jodi Kaplan

Jodi Kaplan

Financial Manager

Jodi has a B-Com Financial Management degree and has held several key financial manager positions over her 30-year career. Jodi manages all the financial, tax and secretarial functions of OwnAware and works closely with the directors on all projects.
